House Rules & Policies Welcome to Rustic River Ranch. Our goal is to provide every guest with a relaxing, safe, and memorable stay. To help preserve the property and ensure all guests enjoy their experience, we kindly ask that the following guidelines be respected.
Occupancy Limits Maximum occupancy is strictly enforced:
The Loft: Maximum 3 guests
The Lodge: Maximum 6 guests
The Full Lodge: Maximum 8 guests
Only registered guests are permitted on the property unless prior arrangements have been approved by the host. To ensure a peaceful and private experience, Rustic River Ranch hosts only one reservation at a time.Whether you book The Loft, The Lodge, or The Full Lodge, you will never be sharing the property's amenities with other guests. This allows you to fully enjoy the hot tub, riverside deck, fire pit, porches, and outdoor spaces in a relaxed and private setting.
Rates Nightly rates vary based on season, length of stay, holidays, and local events. For current pricing and availability, please visit our booking platforms or contact us directly. Additional fees, taxes, and applicable deposits, if required, will be clearly communicated before confirmation of your reservation. Booking & Property Policies • The primary guest making the reservation must be at least 19 years of age. • Only registered guests included in the reservation are permitted on the property unless prior approval has been obtained from the host. • Day visitors and additional guests are not permitted without advance authorization. • A security deposit may be required for certain reservations and will be communicated before arrival when applicable. • Guests are responsible for any damage, excessive cleaning, missing items, or violations of house rules occurring during their stay. • To help us accommodate guests with sensitivities, fragrance-free soaps and laundry products may be available upon request before arrival. • Respect for the property, neighboring properties, and the peaceful rural environment is appreciated at all times.
Quiet Enjoyment Rustic River Ranch is designed for peaceful getaways, family vacations, and relaxing retreats. Quiet hours are observed from 10:00 PM to 8:00 AM. During this time, please be respectful of the property, neighboring properties, and the peaceful nature of the Ranch. No Parties or Events Parties, loud gatherings, and unauthorized events are not permitted. If you are interested in hosting a small gathering, celebration, photography session, or filming project, please contact us in advance to discuss your plans and obtain approval.
Smoking Policy Smoking and vaping are strictly prohibited inside all accommodations. Guests who wish to smoke outdoors must do so responsibly and dispose of cigarette butts safely and appropriately.
Pets Well-behaved dogs are welcome. Guests are responsible for cleaning up after their pets and ensuring they do not damage furnishings, décor, landscaping, or disturb others. Pets should not be left unattended unless properly secured.
Respect for the Property Rustic River Ranch has been thoughtfully designed and decorated for guests to enjoy. Please help us preserve the character and charm of the property by following these simple guidelines:
Do not move furniture between rooms.
Do not remove furniture or décor from the accommodations.
Leave all decorative items, artwork, and furnishings in their original locations.
Report any accidental damage promptly.
Hot Tub Safety The oversized hot tub is one of the Ranch's most popular amenities. For everyone's safety and enjoyment:
Use the hot tub at your own risk.
Children must be supervised by a responsible adult at all times.
No food or beverages are permitted in the hot tub.
Please avoid rough play, diving, or jumping in or around the spa.
The spa cover is extremely heavy. We will be happy to show you how to safely remove and replace it upon arrival.
Please ensure the cover is properly secured after use.
River, Dock & Watercraft Safety The river, dock, riverside deck, staircase, and watercraft are available for guest enjoyment; however, safety must always come first.
Use all waterfront amenities at your own risk.
Children must be supervised by a responsible adult at all times near the water.
Life jackets are strongly recommended when using canoes, kayaks, paddleboards, or other watercraft.
Exercise caution on docks, decks, stairs, and riverbanks, especially when surfaces are wet.
Guests are responsible for assessing weather and water conditions before participating in any activity.
Fire Pit The riverside fire pit is provided for guest enjoyment.
Never leave a fire unattended.
Do not overload the fire pit with excessive wood.
Keep fires at a safe and manageable size.
Fully extinguish all fires before leaving the area.
Follow any local fire restrictions or burn bans that may be in effect.
Photography and filming are welcome at Rustic River Ranch.
Commercial productions, professional photo shoots, content creation sessions, and other organized filming activities must be approved in advance. Additional fees may apply depending on the nature and scope of the project.
Parking Ample parking is available on the property. Please park only in designated areas and avoid blocking access routes.
Liability Guests acknowledge that the property includes natural features and recreational amenities, including the river, dock, stairs, hot tub, fire pit, and watercraft. Use of these amenities is voluntary and at the guest's own risk. By staying at Rustic River Ranch, guests agree to exercise reasonable care and accept responsibility for their own safety and the safety of all members of their group.
A Note About the Property The owners reside on the property in a separate building. We're always nearby if you need anything, whether it's help with the hot tub, local recommendations, or questions about the Ranch. That said, your privacy is important to us, and we make every effort to ensure you can relax and enjoy your stay uninterrupted.
